What does it cost to paint a house interior in Nashville?

Mostly, it depends on two things: the size of your home and how much of it gets painted. Nashville painting companies’ published 2026 pricing puts a full repaint of a smaller home, 800 to 1,200 square feet, at $3,000–$4,500. For a home of 1,800 to 2,500 square feet, that range climbs to $6,500–$9,500, and a large home of 3,000 to 4,000 square feet with detailed trim and crown molding runs $12,000–$18,000.

Those ranges differ less in square footage than in what they include. A walls-only price leaves out the ceilings, trim and doors, work that can take as long as the walls themselves, which is why it sits well below a full repaint of the same house. If you’re not repainting the whole house, single rooms are their own category. One Nashville company’s 2026 pricing lists a large room, walls, trim and ceiling, at $2,200–$3,500. Nationally, Angi puts the average room at about $1,100, with most rooms between $200 and $2,000, and a bathroom or bedroom at the low end of that. The spread between those numbers is mostly scope, which brings up the most misunderstood number in painting: the square-foot price.

Why do per-square-foot painting prices disagree so much?

Because they’re measuring different things. Some sources price per square foot of floor, some per square foot of wall, and each includes different surfaces.

Here’s the difference in one room. A 12-by-12 room with 8-foot ceilings has 144 square feet of floor, but 384 square feet of wall before you subtract doors and windows. That’s about 2.7 times more wall than floor. So a quote of $1–$3 per square foot of floor for walls only, and a quote of $5–$7 per square foot of floor for walls, ceilings and trim with premium paint, drywall touch-ups and a warranty, can both be accurate. They’re pricing different jobs against the same number.

Before you compare any two numbers, ask what each is measured against. A price per square foot of floor and a price per square foot of wall aren’t two estimates of the same job; they’re two different units. Any painter quoting a square-foot rate should be able to tell you which one theirs uses.

Exterior pricing swings even wider than interior, because “the exterior” can mean very different amounts of work. For a 2,000-square-foot Nashville home, published prices start around $3,200 for a spray-only, one-color job on siding with minimal preparation. The whole house, trim, brick and doors included, with scraping, caulking and spot priming, runs $12,000 or more. The published Nashville average for that size home sits near $7,800, inside a $5,500–$12,000 range.

Height moves the price alongside size. Angi estimates a second story can add up to 50%, and labor climbs further for walls above 8 feet, where ladders, staging and slower, more careful work come in. The house itself matters too. The siding material changes the math too. National per-square-foot rates for paintable exterior area run $1–$3 for wood siding, $1.25–$3 for vinyl, $1.50–$4 for stucco and $1.50–$4.50 for brick, according to Angi.

What makes one painting estimate higher than another?

Preparation and scope move the price more than the paint does: how much patching, sanding, caulking and priming happens before color goes on, and which surfaces are included. Wall height and the number of colors matter too.

How much of a painting quote is paint, and how much is labor?

Mostly labor, and the preparation behind it. Premium interior paint lists at $85–$110 a gallon (Benjamin Moore’s Regal Select is $84.99 and Aura $108.99 at September 2026 list prices; mid-grade lines run $55–$70), and a 2,000-square-foot exterior typically takes 12 to 18 gallons for the finish coat. On a full repaint, the paint itself is often the smallest line on the quote.

The labor side has a gap worth understanding. The median wage for a painter in the Nashville metro is $21.31 an hour in 2025 Bureau of Labor Statistics data, while published Nashville billing rates run $45–$70 an hour. The difference isn’t markup for its own sake. It covers what a painting company carries beyond the wage: payroll taxes, insurance, trucks, equipment, supervision, warranty costs and margin. When a quote’s labor rate looks high next to a wage statistic, that gap is most of the explanation.

Do you need a permit or approval to paint a house in Nashville, Franklin or Belle Meade?

For ordinary repainting, no. Metro Nashville lists interior and exterior painting as normal maintenance that doesn’t require a building permit, so the permit fees baked into some national cost calculators don’t apply to a repaint here. Neither Metro’s Historic Zoning Commission nor Franklin’s reviews paint color, either.

The exceptions are about materials, not color. Nashville’s historic landmark guidelines treat painting brick or stone as generally inappropriate unless the masonry was painted before or is too deteriorated to withstand weather. Franklin’s historic districts don’t require a Certificate of Appropriateness for repainting, but painting previously unpainted masonry does require one. And Belle Meade’s conservation overlay sets a standard for painting unfinished surfaces: at least three coats, one primer and two finish coats, with only the primer sprayed, in a paint better than contractor grade.

HOAs add their own layer. In Franklin’s Fieldstone Farms, every exterior paint color goes to the architectural committee for approval, samples included, and many subdivisions work the same way. Check yours before you fall in love with a color.

How should you compare two painting quotes?

Line them up by scope, not by total. Two quotes are only comparable when both describe:

  1. The same rooms and surfaces. Walls, ceilings, trim, doors and closets, each named.
  2. The same preparation. What gets filled, sanded, caulked and primed.
  3. The same number of coats on each surface.
  4. The same paint. The product line and sheen named, not just “premium paint”.
  5. The same exclusions, in writing.

When two quotes match on those five points, the price difference usually shrinks. Whatever difference remains tells you something real about the two companies, and that’s the comparison worth making.
